Pick the room. I’ll bring the numbers.

Every keynote runs 45 to 60 minutes, in person or virtual, with Q&A. Each talk is listed with the three things the room leaves with.

  1. The $250,000 line item

In 2013 I found $250,000 a year going to grass and snow vendors on our P&L. I bought a franchise to do the work ourselves, and three years later it was twice the size of the company that started it.

Keynote for service business owners, trade associations, franchise and software conferences.

    • How to read a P&L as a map of companies you could own
    • The five filters that tell you which trade fits, and which one will hurt you
    • Why a second company built on a shaky first one breaks both
  2. Why we brought maintenance in-house

We stopped sending repairs out in 2011, and the department we built became a company of its own. PMSC booked this one for Las Vegas in January 2027.

Keynote for property management conferences and associations.

    • What changed when we stopped sending repairs out in 2011
    • Why other property managers wouldn’t hire us, until we changed the name on the vans
    • How a maintenance department becomes a company that stands on its own
  3. The Red Pen workshop

Nobody sits through slides in this one. Owners bring their own P&L and we go through it together, line by line.

Half-day workshop, in person, for associations, franchise groups and peer groups.

    • Every owner circles the vendor lines on their own P&L
    • The five filters and the readiness test, run on real numbers
    • Each owner leaves with one trade circled and a next step
  4. Add 500 signed copies of Built to Multiply to any talk

It’s the book these talks come from. Out June 2027.
